"Hill" Homes

The "Hill" area is located just North of Pacific Coast Highway and approximately 4 blocks from the beach. There are approximately 950 homes in this area; some homes are custom but most are single story tract homes built in the late 1950s to early 1960s on lots approximately 50' X 100' with 1195 sq.ft. or more. There are approximately 6 different tracts. Most have fireplaces and 2 car garages. Many of these homes have been upgraded, remodeled & enlarged. Homes located at the "Top of the Hill" can have distant ocean views. This area includes McGaugh Elementary School, the Seal Beach Center consisting of a Pavilions Market, CVS Drug Store and various shops and services. Some homes were built with hardwood floors on raised foundations and others built on concrete slab. "Old Town" Homes

The "Old Town" area is located between the Pacific Ocean and Pacific Coast Highway.  The size of this area is approximately 3 blocks deep by 18 blocks long.  This part of Seal Beach features a quaint Main Street shopping area, beautiful greenbelt including a library, beautiful beach and pier, close proximity to a bike trail and the nearby Long Beach Marina & excellent shopping and restaurants. California State University at Long Beach as well as other Junior Colleges are also nearby. There are approximately 3600 residences consisting of single family homes, condos and apartment buildings and some commercially zoned areas as well as a trailer/mobile home park.  There are hotels, houses of worship, fast food restaurants as well as coffee shops, deli shops, drug stores, movie theatre, gas stations, bank, restaurants and bars, City offices, fire department, professional offices and many other services. Properties range from vacant lots & small beach cottages to large ocean front homes.  Prices range from $649,000 to $12,500,000.

Income Property

Income property is located in the "Old Town" area of Seal Beach between the beach and Pacific Coast Highway.  Lot sizes are 25' X 100' or more.  Zoning is presently designated as one lot = one unit.  Down-zoning took place in 1978 and therefore buildings constructed prior to this time can be larger and are considered legal non-conforming properties.  An example would be a 4 plex built on a 25' X 117.5' lot with 2 garages off the alley and garages off the street.  This type of apartment building would not be allowed to be built today.There are quaint cottages with a rental unit built over the detached garage off the alley. There are duplex and triplex properties and apartment buildings with 10 or more units and everything in between. Income properties start at $925,000 to $2,600,000.

Leisure World

LEISURE WORLD is located at: 13533 Seal Beach Blvd.in Seal Beach, California 90740. Leisure World is a "Senior" community. There are approximately 10,000 residents in approximately 6600 units. Leisure World offers condos & co-ops, 1 bedroom and 1 bath units & 2 bedrooms and 1, 1.5 & 1.75 baths. Co-ops each have 1 carport with additional storage.  Co-op units range from 600 to 1200+ square feet of living space.  They are all electric with built-in range and refrigerator provided.  Most have a patio area unless this area has been enclosed for additional living space.  Most have indirect lighting, large bathrooms and good sized kitchens with lots of storage space.  There are nearby laundry facilities featuring washers/dryers and clothes lines for outdoor use in drying items.  The laundry is a minimal charge and determined by each individual Mutual. Mutuals 1 through 16 are in the co-op sections built in the 1960s and Mutual 17 is in the condo section built in the 1980s. Condos have l parking space in subterranean parking.  There is an elevator and additional storage in these 3 story buildings with community laundry facilities are on the 3rd floor. There are two floor plans in the condo section.  All condos are 2 bedroom, 1.75 baths with balcony. Leisure World offers a great variety of activities and has its own 9 hole golf course, pool & spa, RV parking lot, gardening area, administration buildings, club houses, free car washing facilities, library and friends of the library, post office, newspaper, places of worship and excellent Health Care Center. Residents must be 55 years or older.  Community is fenced and gated with controlled access and there are pet rules.  Residents can enjoy many activities and there is entertainment offered at the amphi-theatre.  Adjacent to the medical facility is a pharmacy that also sells some food items. Leisure World is located just North of the "Hill" area of Seal Beach and just South of the 405 Freeway along Seal Beach Boulevard and adjacent to the U.S.Naval Weapons Station/Wet Lands area.  There is a shopping center just outside Leisure World with a gas station, banks and other professional offices, restaurants and golf shop. Leisure World provides a shuttle service for the residents to take them throughout Leisure World and also to several local shopping centers. This is an outstanding Senior Community.

Units are priced from $65,000 to $395,000 for 1 bedroom and 2 bedroom units.  The original units are at lower prices and the completely remodeled units at the higher prices. 

College Park - S&S Homes

College Park East is located just North of the 405 freeway and East of Los Alamitos Blvd. next to the Old Ranch Golf Course/Tennis Club.  Approximately 1650 houses were built in the 1960s/1970s with 1400 to over 3000 sq.ft., 2 or more garages and fireplaces. There are nice parks within the community and shopping/restaurants nearby. Quality S&S Construction makes these CPE and CPW houses desirable.

College Park West is located just North of 7th Street in Long Beach and West of the 605 freeway.  There are approximately 450 houses in this community built in the 1960s/1970s with 1400 sq.ft. and larger.  The tract is close to the facilities at California State University and the Veterans Hospital. There is a large park & shopping nearby.  Lots are approximately 5000+ sq.ft. Houses in College Park East and West are priced from $574,900 to $899,999.

Old Ranch homes is a newer complex located behind the large shopping center just North of the 405 freeway.  This is a fenced and gated community with controlled access.  There are approximately 78 two story homes with attached 2 car garages. There is a Homeowner's Association with some community facilities such as pool and park.  There are no properties currently available for sale. These houses have 3434 to 3294 square feet of living space with 4 or 5 bedrooms, 4 baths and built in 2001/2002.

Surfside-Unique Gated Community

Surfside is a charming beachside community which is fenced and gated with controlled access. Surfside is located to the East of "Old Town" and the U.S.Naval Weapon's Station.  There are 3 rows of houses. "A" row houses are on the sand with "B" row houses across the street and behind them and "C" row houses adjacent to "B" row and facing Pacific Coast Highway.  The sound of the ocean is nearby and there are views of the wet lands, ocean, beautiful Huntington Harbour homes, beach and sand from various properties.  There are approximately 300 houses in the community and there is a Homeowner's Association & community U.S. Mail box location. Houses currently available range from $575,000 to$3,795,000.

Condo & Townhomes

There are 5 condo properties called Rossmoor Townhomes, Rossmoor Park, The Regency, The Chateau and Bridgecreek. They are conveniently located just to the West of the Rossmoor Shopping Center and North of the 405 freeway and surrounded by the beautiful homes in the community of Rossmoor and a shopping center. Condo prices start at $239,000 to $394,000.  Some have garages and others have subterranean parking or carports.  Units range from 1 bedroom to 4 bedrooms.  Some buildings are converted apartment buildings while others were built as townhome style or multi story buildings.

There is an 80 unit condo complex near the beach in "Old Town" Seal Beach and townhomes currently sell $679,000 and more when available depending on location and condition. Some have water views and these are priced over $800,000 when available.  There are a few other condo conversion buildings throughout Seal Beach Old Town and one other 5 unit complex.

Old Ranch Townhomes are located adjacent to the 405 freeway and next to College Park East and shopping.  These are priced from the mid to high $500s when available.

Seal Beach Trailer Park

The Seal Beach Trailer and Mobile Home Park is located approximately l block from the beach at the West part of "Old Town". There are approximately 125 mobile homes/trailers with a central parking lot and some community services. The trailers & mobilehomes are for low/moderate income residents. There are a few currently listed from $125,000 to $530,000 depending on size, amenities, location, etc. The name has been changed to Seal Beach Shores and is now a RESIDENT OWNED co-op community. It is now referred to as "a manufactured housing project". Owners wil need to purchase the co-op share.
